Industrial buildings with long clear spans, ready in months

SmartBrix builds turnkey industrial buildings and warehouses in steel framing (LGS/CFS) for industry, logistics, and storage, with typical delivery in 3–5 months from foundations. Long clear spans without intermediate columns leave the whole floor free to operate. The structure is CNC-fabricated at the group plant and designed to NSR-10, REP-2021, and IBC.

Summary · Industrial sector
  • Long clear spans without intermediate columns: the floor stays free for racks, production lines, and forklift movement.
  • 2026 reference cost by size: 220–260 USD/m² for 500 m², 180–220 USD/m² for 2,000 m², and 150–180 USD/m² for 5,000 m² (steel structure only, MEP and civil works not included; Panama 2026 reference).
  • Typical schedule: 3–5 months from foundations, because the structure is fabricated at the plant in parallel with civil works.
  • Clear-span evidence: Centro de Eventos Autopista Norte, 6,000 m² (about 64,600 sq ft) delivered in 3 months (Bogotá).
01 · The system

Clear floor space without intermediate columns.

Warehouses, industrial buildings, sheds, and storage depots with usable area from day one, no columns in the way, and no years of construction.

An industrial building is measured by the usable space it delivers. Every intermediate column takes away rack positions, cuts into a production line, and complicates forklift movement, and every extra week of construction delays the start of operations. SmartBrix's turnkey industrial buildings in steel framing, its primary line in cold-formed steel (LGS/CFS), solve both problems: steel trusses that achieve long clear spans without intermediate columns, and an industrialized process that delivers the building in months, not years.

The process is SmartBrix's steel framing workflow. The project is modeled in BIM with clash detection before fabrication. Profiles are produced under CNC control to ±0.5 mm (±0.02 in) tolerance at the group's CNC plant, operated by NewCon Steel® in Las Mañanitas under the EMMA regime, and arrive on site cut, punched, and labeled, ready for dry assembly. The result is a build up to 90% faster than traditional construction, with up to 30% less construction waste.

The Zn-Al-Mg 275 g/m² steel protects the structure in demanding industrial and coastal environments, and the hurricane design is verified per project up to 250 km/h (155 mph), Saffir-Simpson Category 4. The quoted wind speed is a design reference, not a universal building rating. From Panama, the group plant ships the structure directly to Central America and the Caribbean.

Hot-rolled steel structures (AISC 360) are designed by PEB Corp engineering; NewCon Steel® manufactures the bolted cold-formed steel (AISI S100). If your building needs a different structural system, compare when hot-rolled steel makes sense (PEB Corp) or the bolted structure with no field welding (NewCon Steel®).

The building can also grow: the system expands in stages as the operation needs it. When storage is temporary, changes location, or must grow module by module, prefabricated modular warehouses (interconnectable, dry-assembled modules) are deployed, dismantled, and relocated without wet construction. Area, schedule, and location for the delivered projects are documented in the portfolio.

02 · Advantages

Six advantages for industrial buildings and warehouses.

What industrialized construction solves in an industrial, logistics, or storage project.

  • 01
    Long spans without intermediate columns

Steel trusses that free the whole floor: racks, production lines, and forklift circulation without obstacles. Evidence: 6,000 m² of clear span at Centro de Eventos Autopista Norte.

  • 02
    3–5 months from foundations

The structure is fabricated at the plant in parallel with civil works and dry-assembled, with no curing times: a process up to 90% faster than traditional construction.

  • 03
Cost per m² with a published reference

Published 2026 reference ranges and CNC fabrication to ±0.5 mm: fewer surprises on site and up to 30% less construction waste.

  • 04
    Zn-Al-Mg 275 g/m² corrosion protection

Zn-Al-Mg 275 g/m² steel profiles (ZM275 to EN 10346 / ZMM275 to ASTM A1046), resistant to tropical corrosion, for demanding industrial environments and coastal areas.

  • 05
    Expandable in stages

The building grows in stages when the operation requires it; modular warehouses expand module by module and can relocate to another site.

  • 06
Designed to NSR-10, REP-2021, and IBC

Design and structural calculations to the code of each jurisdiction, with cold-formed members to AISI S100 and electrical systems to RETIE in Colombia. Permit documentation is included.

03 · Industrial evidence

Long spans and large scale in delivered projects.

Two projects with verifiable area, schedule, and location; each card links to its entry in the portfolio. A reference project’s area and delivery period describe that case; they do not guarantee another building’s schedule.

Centro de Eventos Autopista Norte needed what an industrial building needs: long spans without intermediate columns and fast assembly. SmartBrix delivered its 6,000 m² in 3 months with the same truss engineering as an industrial building. The Ministry of Defense headquarters, 39,000 m² (about 420,000 sq ft) in 8 months, shows the system can handle large-scale projects.

06 · Frequently asked questions

Frequently asked questions about industrial buildings and warehouses.

How much does a prefabricated industrial building cost in 2026?
The 2026 PEB Corp Group reference for the industrialized steel structure of industrial buildings and warehouses, by size, is approx. 220–260 USD/m² for 500 m² projects, 180–220 USD/m² for 2,000 m², and 150–180 USD/m² for 5,000 m² (steel structure only, MEP and civil works not included; Panama 2026 reference). The final cost of a building depends on roofing, cladding, finishes, and building systems, so every project is quoted by scope. Request a technical proposal. Reply within 24 business hours · technical proposal / quote in 48 h.
What is the maximum span of a steel-framed industrial building?
The exact span of each building is defined in the project's structural engineering, based on loads, height, and use. The cold-formed steel truss system allows long clear spans without intermediate columns, so the floor stays free for racks, production lines, and equipment movement. Clear-span evidence: Centro de Eventos Autopista Norte, 6,000 m² built with the same truss engineering as an industrial building and delivered in 3 months.
How long does it take to build a prefabricated warehouse?
A steel-framed warehouse is typically delivered in 3–5 months from foundations: while civil works advance on site, the structure is prefabricated in parallel. Steel-framing evidence: Centro de Eventos Autopista Norte (6,000 m²) was delivered in 3 months and the Ministry of Defense (39,000 m²) in 8 months. For temporary or staged storage, a modular warehouse project is delivered in 60–120 days.
Can an existing warehouse be expanded?
Yes. Steel-framed buildings are designed in structural modules that allow growth in stages, adding bays or new areas when the operation requires it. Prefabricated modular warehouses expand module by module and can also be dismantled and relocated to another site. Every expansion is modeled in BIM over the existing structure and calculated to NSR-10, REP-2021, or IBC, depending on the jurisdiction.
